The Encore Wire Research and Development Center is a 12,000SF single story facility located at 1410 Millwood Road in McKinney, TX.  

Michael J. McCoy, AIA, CSI, ASQ, RID, LEED AP, (Mike) was the Project Manager responsible to the Owner (Encore Wire Corporation). Mike programmed, planned, designed, managed and saw the project through the Contract Administration phases as a Vice President with PageSoutherlandPage, Dallas, TX. MEP Engineering was done by PSP’s staff Engineers..

Mike was the Project Architect and was assisted by Bill Phillips as production Architect and Garry Walling as Interior Designer. Mike was the project designer responsible for the design concept. Purdy McGuire was the MEP Commissioning Agent under Kip Hanzilcek’s supervision. Camille LaFoy was the Landscape Architect. Mike worked directly with Todd Clayton, VP at Encore Wire, and Danial Jones, CEO, on the approval of the conceptual design.

The facility, as a result of uncompromised Corporate Leadership focused on sustainability, achieved LEED Platinum Certification.  Encore Wire Corporation is keenly aware of the need for corporate self-governance of their environmental impact and conservation of natural resources to ensure their availability to generations yet to come.  Encore Wire Corporation has been longtime member and supporters of the United States Green Building Council (USGBC).  Using the USGBC’s Leadership in Energy and Environmental Design guidelines as a planning tool and metric, the facility was planned and designed collaboratively between the Encore Wire and Michael J. McCoy, AIA. Following are some of the sustainable elements used in the design.

  • Diverted 75% of the construction waste away from public landfills and into recycling programs for steel, concrete, wood, and masonry.
  • In excess of 42% of the materials incorporated into the project were from regional sources within 500 miles of the project site.
  • Over 25% of the materials incorporated into the project were constructed from either pre-consumer and/or post-consumer recycled products.
  • Approximately 4% of the materials incorporated into the project were manufactured from rapidly renewable sources.
  • Forest certified woods (FSC) were used in the construction of this project.
  • Encore Wire Corporation has purchased 586 MWhrs of Green energy electrical power per year for 2010 and 2011.
  • Material qualify as regionally produced material if within 500 miles of the project site and utilizes recycled materials in its production.
  • A 35,000 gallon underground cistern is installed to capture and collect site rain water runoff for use in irrigation of the site landscape and lawn areas.
  • Lighting used under the roof stair canopy is blocked from the visible sky to reduce light pollution.
  • A bike rack was installed at the back covered patio and shower facilities provide the elements needed for Alternative Transportation: Bicycles & Changing Room.
  • The exterior pre-cast concrete panels were produced from 24.75% recycled materials and were fabricated 100% regionally within 500 miles of the project site, which qualifies as regional material.
  • Low emitting VOC products were used for sealants and adhesives, paints and coatings, and carpets and composite woods.
